3. Visiting the website and hosting

This website is hosted by Vercel Inc., 440 N Barranca Ave #4133, Covina, CA 91723, USA. To deliver pages to your browser, the host processes technically necessary connection data such as your IP address, the date and time of the request, the page requested, browser type and operating system. This data arises with any website; we do not analyse it or combine it with other data.

The legal basis is Art. 6(1)(f) GDPR (legitimate interest in providing the website securely and reliably). Vercel processes this data on our behalf as a processor (Art. 28 GDPR). Where data is transferred to the USA, this is based on appropriate safeguards under Art. 44 et seq. GDPR, in particular the EU-U.S. Data Privacy Framework or EU standard contractual clauses.

4. Contact form

When you write to us through the contact form, we process the details you enter:

• your name and email address
• optionally: phone number, budget, property type, bedrooms, timeframe and your message
• the page you send the enquiry from and, where present, the referring page and campaign parameters in the address bar (e.g. utm_source), so we can match your enquiry to the right project
• your consent and the time of the enquiry

We use this data solely to answer your enquiry. The legal basis is Art. 6(1)(b) GDPR (steps taken at your request prior to a contract) and your consent under Art. 6(1)(a) GDPR, which you can withdraw at any time with future effect.

Your enquiry is delivered to us by email via Zoho Mail, which transmits it on our behalf as a processor. To prevent abuse, your IP address is checked briefly in memory when you submit the form and is not stored.

We only pass your details to developers, sellers or other third parties if you expressly ask us to put you in touch, or where we are legally required to. Your data is deleted once your enquiry has been fully dealt with, unless statutory retention obligations apply.

5. Cookies

We use no analytics or advertising cookies. The only exception is one strictly necessary cookie ("sm_lang", one year), which is stored only if you actively switch language using the language switch. It contains nothing but your language choice ("de" or "en") and no identifier that could be linked to you.

The legal basis is section 25(2) no. 2 TDDDG; no consent is required. You can delete the cookie in your browser settings at any time. Without it, the homepage picks a language from your browser’s language setting, without storing any data.

6. No third-party content

Images and videos are loaded directly from our own server. We embed no external fonts, maps, video platforms, social media services or tracking tools. Links to external websites are only requested when you click them; from then on, the privacy policy of that provider applies.

7. Your rights

You have the right at any time to:

• access the data we hold about you (Art. 15 GDPR)
• have inaccurate data corrected (Art. 16 GDPR)
• have your data erased (Art. 17 GDPR)
• restrict processing (Art. 18 GDPR)

All pages and the contact form are transmitted exclusively over encrypted HTTPS connections.
