A new waterfront district for Saadiyat.

Marsa Al Saadiyat was unveiled in July 2026 as an AED 100 billion masterplan. Aldar is the master developer, responsible for overall design and primary infrastructure. The development spans 6.4 million square metres along an eight-kilometre waterfront and is planned for more than 58,000 residents.

Marsa is not simply a new residential project. The masterplan brings together marina infrastructure, beach, culture, education, parks, hospitality, healthcare, retail, dining and new transport links within one district.

The masterplan includes around 140 km of connected walking paths and 46 km of cycling tracks. Parks, resort-style pools, sports courts, family gathering spaces and community facilities are planned alongside 5.6 km of beaches and the one-kilometre promenade.

Louvre Abu Dhabi, teamLab Phenomena, Zayed National Museum and Natural History Museum Abu Dhabi are open, while Guggenheim Abu Dhabi is scheduled for 11 December 2026. Marsa itself is planned to add Dar al Funoon as a performing-arts anchor.

Connectivity

The official launch references new road and tunnel links toward Umm Yifeenah Island and Reem Island, a planned underground Etihad Rail high-speed station and a future bridge to another Aldar island.

Why Marsa may matter to buyers.

Marsa adds a major marina and waterfront district to an island that is simultaneously becoming more culturally and residentially mature. The combination of new infrastructure and established Saadiyat demand is relevant, but it does not replace product-level due diligence.

Before buying, verify the specific release price, service charges, payment plan, handover target, orientation, views, floor plan, SPA terms and actual available inventory. This site never promises guaranteed rental returns or capital appreciation.

Market context: ADREC recorded AED 13.3bn of residential sales value on Saadiyat Island in H1 2026. Average registered sale price was AED 42,000/sqm for apartments and AED 23,000/sqm for villas/townhouses. These are market statistics, not Marsa launch prices.
