The ADREC H1 2026 report records AED 13.3bn of residential sales value on Saadiyat, an average of AED 42,000/sqm for apartments and a pipeline of 14,631 homes through 2030.

Can foreigners buy property on Saadiyat Island?
Yes. Abu Dhabi’s Law No. 13 of 2019 allows non-citizens to acquire property rights within designated investment zones, and Saadiyat Island is one of them. The specific legal form of the unit must still be verified on the title and in the sale contract.
How much does an apartment on Saadiyat Island cost?
For H1 2026, ADREC records an average registered sale price of AED 42,000/sqm for apartments and AED 23,000/sqm for villas and townhouses on Saadiyat. Those are transaction averages, not current asking prices — by project the range runs from roughly AED 10,000 to 97,000/sqm.
What do homes in Marsa Al Saadiyat cost?
As of 30 August 2026 no binding unit-level prices or payment plans have been officially published. First residential sales are announced for H2 2026. Until the official release this site shows “Price on request / official release pending” rather than unofficial launch pricing.
Which Saadiyat projects are currently selling?
Currently in primary sale are The Row Saadiyat, Baccarat Residences, Mandarin Oriental Residences and Four Seasons Private Residences, among others. At Nouran Living, Mamsha Gardens, Nobu Residences and The Arthouse the primary release is wholly or largely sold, so enquiries route to resale or assignment.
What are the transaction costs when buying in Abu Dhabi?
ADREC’s fee schedule sets a sale-registration percentage between 1% and 4%, determined by the Executive Committee and normally split equally between buyer and seller. Agency commission, valuation, mortgage and developer NOC costs can apply on top. A blanket “2% rule” does not hold.
Does buying property give me a Golden Visa?
Not automatically. ICP lists AED 2m as the minimum investment for the real-estate investor category with a five-year Golden Residency. Eligibility, financing structure, proof of ownership and documentation are assessed separately.
