How to read this
What these numbers do and do not say.
Registered averages combine very different products: location, age, specification, floor, view and timing all feed the same number. An average of AED 42,000/sqm therefore says little about any specific unit.
The spread in the project snapshot is the more useful signal: the distance between roughly AED 10,000/sqm and AED 97,000/sqm reflects product classes, not negotiating room.
The pipeline cuts both ways too: 14,631 additional homes through 2030 mean more choice for buyers and more competition for landlords and resellers.

Are these current asking prices?
No. They are averages of transactions actually registered during the reporting period. Current asking prices can sit well above or below them and depend on the project, unit, floor, view and timing.
How much new housing is coming to Saadiyat by 2030?
The official supply report projects an additional 13,536 apartments and 1,095 villas/townhouses on the island through 2030 — 14,631 homes in total. Existing investment-zone stock stands at 6,151 apartments and 1,024 villas/townhouses.
How large is the off-plan share in Abu Dhabi?
In H1 2026, off-plan accounted for 89% of residential sales value and 82% of deals. Emirate-wide residential sales value reached AED 70.4bn, with AED 117bn in total real-estate transactions.
Will Saadiyat property prices keep rising?
