Why this site exists.

Around Saadiyat Island — and Marsa Al Saadiyat in particular — price lists, payment plans and availability claims circulate that cannot be traced to official documents. For a buyer it is close to impossible to tell what is confirmed and what is marketing.

SaadiyatMarina.de keeps those layers apart. Every statement has a source, a date and a status. Where something is not officially confirmed, the page says so — even when a number would make it sell harder.

Marsa Al Saadiyat is the current focus, but the platform covers the whole island: projects, verified listings, ADREC market data, area knowledge and the buying fundamentals international purchasers need.

SaadiyatMarina.de is an independent information and property platform and is not an official website of Aldar Properties, the Department of Culture and Tourism – Abu Dhabi, ADREC, any government entity or any project developer. Project, brand and company names belong to their respective rights holders. Prices, availability, payment plans and handover dates can change and must be confirmed against current official sales documents before a purchase decision.

    Official sources first

    Government announcements and regulator data outrank developer communication, which outranks third-party market reports. Every project page lists the sources used, with dates.

  • 02 · Status

    Confirmed or not confirmed

    Announced masterplan figures and binding commercial terms are two different things. This site keeps the distinction visible.

  • 03 · Inventory

    No invented listings

    A property appears only with price, size, status, a current image, a verification date and the required compliance fields. Otherwise we show project opportunities and a shortlist on request.

  • 04 · Market data

    Context, not promises

    ADREC values are registered transaction data and are never presented as current asking prices, valuations or yield forecasts.

  • 05 · Image rights

    Cleared material only

    Own photography, externally approved developer assets or licensed images. Internal-only material is not published, and CGI notices stay in place.

  • 06 · Independence

    Clearly disclosed

    The independence disclosure appears in the footer of every page and in the legal notice. Project and brand names belong to their respective rights holders.
