Overview
Talay is Aldar’s first residential launch at Marsa Al Saadiyat, the AED 100 billion waterfront masterplan unveiled on Saadiyat Island in July 2026. It brings 351 standalone villas with four, five and six bedrooms, split between two gated communities: Talay, with 167 villas, and Talay Beach, with 184 villas on the beachfront side. Sales open on 23 September 2026.
The name comes from the birds that trace the shoreline and stay close to home — and the community is shaped around the same instinct: belonging, family and a place generations return to. Four architectural styles, two interior palettes, private gardens and details drawn from Emirati heritage, created with Emirati artist Abdalla Almulla, give the villas their character.

A signature slanted roof defines the facade and frames the entrance, complemented by curved feature walls that shape the arrival.
Expression II
Elegant curved forms and a sweeping roofline, with sculptural walls framing a welcoming entrance in natural materials and refined finishes.
Expression III
Clean horizontal forms, deep overhangs and integrated screens create shade and privacy; natural stone, metal detailing and warm timber soffits reinforce the coastal character.
Expression IV
Horizontal planes, generous glazing and layered volumes, with screening for privacy and comfort — light, shadow and texture define the facade.
Each expression is offered in two complementary colour variations.

Two refined interior schemes — light and dark — combine engineered stone countertops, leathered marble stairs, engineered wood flooring in the bedrooms, wood-veneer internal doors and brushed-nickel fittings.
