ADREC published the Abu Dhabi Real Estate Market Report for the first half of 2026 on 18 August 2026. For Saadiyat Island it records AED 13.3 billion of residential sales value.
Prices: registered transactions, not asking prices
The average registered sale price during the reporting period was AED 42,000 per square metre for apartments and AED 23,000 per square metre for villas and townhouses. These are averages of transactions that actually registered — not current asking prices, not valuations of individual homes and not a forecast.
Stock and pipeline
- Saadiyat investment-zone stock: 6,151 apartments and 1,024 villas/townhouses
- Projected incremental supply through 2030: 13,536 apartments and 1,095 villas/townhouses
- A combined 14,631 additional homes through 2030
Saadiyat in the emirate context
Abu Dhabi as a whole recorded AED 70.4 billion of residential sales. Off-plan accounted for 89% of sales value and 82% of deals. Resident expatriates and non-resident foreign buyers together represented 70% of residential sales value. Total real-estate transactions across the emirate reached AED 117 billion.
