Since the masterplan was unveiled in July 2026, price lists, payment plans and claimed availability for Marsa Al Saadiyat have been circulating. Almost all of it comes from broker communication, WhatsApp groups or pre-launch registrations — not from official sales documents.
Announcement is not a sales document
What is confirmed is the masterplan: AED 100bn gross development value, 6.4m sqm, 8 km of waterfront, 5.6 km of beaches, marina capacity for up to 350 berths, more than 58,000 planned residents and first residential sales in H2 2026. What is not confirmed: starting prices, the payment plan, service charges, the unit matrix, the name of the first collection and release-specific handover dates.
What a registration is not
An expression of interest or a pre-launch registration is not proof of availability. It secures neither a price, nor a unit, nor an allocation. No home is shown as “available” on this site until it appears in current official documentation.
