Marsa Al Saadiyat was publicly unveiled on 22 July 2026. Aldar Properties is the master developer, responsible for overall design and primary infrastructure. The announced gross development value is AED 100 billion across a 6.4 million square metre development area.

The former Saadiyat Marina District is renamed and planned at a substantially larger scale. Marsa is not a single residential project but a connected waterfront district with its own infrastructure.

Timeline

Enabling and infrastructure works were announced to begin in the third quarter of 2026. First residential sales are announced for the second half of 2026. The four announced residential categories are private mansions, luxury villas, waterfront apartments and branded residences.

What is not public yet

As of 30 August 2026, Aldar’s public project page does not show binding unit-level starting prices, payment plans, service charges or release-specific handover dates. The name of the first residential collection and the bedroom matrix have not been officially published either.

That is why SaadiyatMarina.de shows “Price on request / official release pending” for Marsa instead of unofficial launch prices taken from broker lists or flyers.
